At the end of the year we have good news for tenants! As announced some time ago, you will receive a credit note from HOWOGE for the rental costs incurred for the smoke alarm devices.
In its judgment of May 11, 2022, the Federal Court of Justice rejected the apportionability of the rent for smoke alarm devices as operating costs, so that the landlords are required to reimburse these costs to the tenants.
What do you have to do now?
You don't have to do anything now. We will automatically credit the amount to your tenant account by the end of 2022. The consequence of this is that your anticipated operating cost arrears will be reduced somewhat in the coming year.
What else is good to know?
Furthermore, the maintenance of the smoke alarm device is billed via the operating costs. These costs are excluded from the above court ruling. You will therefore continue to find these costs in your utility bill under the item “Maintenance. Fire protection".
